Client: Barratt East London
Architect: PKS
Structural Engineer: URS
Building Services Engineer: Whitecode Design Associates
The Maple Quays development is located in London’s Surrey Quays, adjacent to Canada Water tube station and comprises a five phase development of 900 apartments in addition to a number of mixed use commercial units. The first phase of 63 apartments and the second phase of 169 apartments are now fully occupied with the third and fourth phases currently under construction. Phase five which incorporates a landmark tower is currently at design stage with construction due to start in 2011.
Whitecode Design Associates were responsible for developing an Energy Strategy in line with the relevant local and governmental framework policy, specifically the Greater London Authority’s (GLA), ‘The London Plan (2008 Revision)’ and ‘Green Light for Clean Power.’ The design of the energy centre achieves the targets given in the Energy Strategy with a reduction in carbon emissions across the site of 30.2% compared against Part L1A:2006, achieving Code for Sustainable Homes Level 4 in all of the apartments.
The Energy Centre is located in phase 2 of the development and includes 6mW of gas boilers, a 410kWe CHP engine and a 200kW biomass boiler with site wide distribution of LTHW to all of the dwellings and the commercial units. The Energy Centre is currently in the process of being adopted by an ESCO who will operate and maintain the plant whilst selling heat to the residents for the next 25 years.
