Whitecode Consulting is providing the sustainability and energy strategy, and MEP designs for a landmark Regal London development in the London Borough of Brent, named The Waterside.

The London Borough of Brent has granted planning permission for The Waterside. The Waterside is a planned redevelopment of the Euro House site on Fulton Road in Wembley, Greater London. Designed by JTP and AHMM architects, the £270m development will comprise 749 homes and 33,000 square feet of light industrial/commercial space on the ground level.

Around 35% of homes will be affordable and 40% of the new apartments will have 2 bedrooms. The affordable units will include 80 for affordable rent at London affordable rent levels, 62 units for affordable rent at no more than 65% of open market rents and 76 units for shared ownership.

As part of the commitment to the local area, Regal London said it has pledged that 20% of those employed on-site will be local residents, which is double the requirement by the London Borough of Brent. Whitecode Consulting was selected for this project as a result of its MEP and sustainability expertise. Whitecode took at integrated approach on this project, with its sustainability team providing the energy strategy that fed into MEP design. This would optimise building performance.

Whitecode Consulting completed full compliance with the London Plan and GLA requirements including post construction monitoring and whole lifecycle carbon. The scope of works included sustainability and energy reports for planning stage, as well as a sustainability statement, whole lifecycle carbon assessment, circular economy assessment and overheating analysis.

Whole lifecycle carbon and circular economy are key requirements of the new London Plan. To comply with the new London Plan, a fabric-first approach was adopted with lower permeability targets and excellent thermal bridging. Air source heat pumps with a back-up gas boiler will also be installed, plus PV panels.

A low embodied carbon content was obtained through the whole lifecycle carbon assessment.

As part of this project, Whitecode Consulting has committed to the site monitoring of energy usage five years post-construction. This is part of the ‘Be Seen’ monitoring guidance of the London Plan, which explains how developers and owners of new major developments should monitor and report actual operational energy.

 

Set for completion in 2026, The Waterside will be a striking development that will rejuvenate its area and provide attractive housing.
